One of the most common questions we hear from Minneapolis homeowners is: "Should I repair my driveway or just replace it?" It's an important question because the wrong answer in either direction costs money.
The Case for Repair
Many driveways that look rough can be effectively repaired for a fraction of replacement cost. Repair makes sense when:
The damage is surface-level. Cracks that are narrow (under 1/2 inch wide) and haven't penetrated to the base can be effectively sealed. Surface oxidation (fading to gray) is addressed by sealcoating.
The base is still sound. If the underlying aggregate base is stable and well-drained, there's no reason to remove a driveway just because the surface has weathered. A mill-and-overlay can give you another 15–20 years of service at roughly half the cost of full replacement.
The driveway is less than 15–20 years old. A younger driveway with surface damage is almost always a better candidate for repair than replacement.
The Case for Replacement
Replacement is the right choice when:
Alligator cracking covers large areas. This interconnected crack pattern indicates base failure. No surface treatment will fix the underlying problem.
The driveway is 25+ years old with significant damage. At this age, the asphalt binder has oxidized and become brittle throughout.
There are drainage problems. If water pools on your driveway or runs toward your foundation, the grade needs to be corrected — which requires removal and reinstallation.
Settlement or heaving is significant. If sections have settled or heaved more than 1–2 inches, the base has failed and needs to be rebuilt.
